Challenge
Constructed over live operational railway lines and platforms, 21 Moorfields required delivery in a highly constrained city centre environment with minimal disruption to transport operations. Works to deck over the running lines often had to take place during restricted working hours and using carefully controlled methods. The project also involved close interfaces with major upgrade works at Moorgate station, limited on-site storage, just-in-time deliveries, tight structural tolerances and careful management of pedestrian and traffic flows around the site.
Solution
G&T provided Cost Management services, supporting the project through accurate cost modelling for initial budgets, strict cost control during the design stages and robust cost management during the post-contract phase. The team helped manage the commercial implications of a complex structural solution, including large transfer structures, long-span beams, steel frames and transfer trusses designed to bridge the infrastructure below. Our cost advice supported decision-making across a technically demanding scheme with significant rail, station and public realm interfaces.
Outcome
The development delivered a major Grade A office headquarters building for Deutsche Bank, enabling the consolidation of its London operations. Large, flexible floorplates support the bank’s workplace strategy, collaboration and adaptability, while seamless integration with Moorgate station and the Elizabeth line enhances connectivity. The scheme also improved public realm and pedestrian routes, delivered strong environmental performance through energy-efficient systems and low-carbon design strategies, and prioritised wellbeing through natural light, air quality and external amenity spaces. G&T’s cost management role helped provide the commercial control and cost certainty needed to support delivery of this complex infrastructure-led development.
