Challenge

The Worshipful Company of Leathersellers sought to transform 3 St Helen’s Place, a 1914 commercial building situated within a conservation area adjacent to the Grade I Listed St Helen’s Bishopsgate Church. The objective was to significantly increase the building's lettable area and modernise its facilities while preserving its historic façade and navigating complex site constraints including archaeological sensitivities and limited access.

Solution

G&T provided Cost Management, Project Management, Principal Designer & CDM Consultancy and Construction & Property Tax Advice services throughout the project. The refurbishment involved demolishing the existing fifth floor and constructing new fifth and sixth floors, lowering the ground floor to provide level access and relocating the core to the rear courtyard, which was rebuilt to accommodate a ten-storey helical staircase. These interventions added approximately 1,200m² to the building. We managed the project's complexities including addressing significant archaeological findings during basement excavation and implementing extensive temporary works to retain the existing floorplates, front façade and neighbouring properties.

Outcome

Upon completion, 3 St Helen’s Place emerged as a revitalised, high-quality office building that respects its historical context while offering modern amenities. The project successfully increased the building's lettable area by 50%, enhanced its functionality and improved its aesthetic appeal, particularly at the rear façade, which was re-clad in brick to harmonise with the surrounding architecture. G&T's comprehensive management ensured the project's success, delivering a building that meets contemporary workplace standards and contributes positively to the City of London's architectural heritage.
