Challenge

33 Portland Place, a Grade II* listed Georgian townhouse in Marylebone, required a comprehensive refurbishment to convert it into a luxurious private residence. The challenge was to sensitively restore the building's historic features while integrating modern amenities, including a basement extension for leisure facilities and a rooftop addition for enhanced living space.

Solution

G&T provided Cost Management, Employer's Agent and Project Management services for the 20,000 sq ft refurbishment. The project involved extending the basement to include a 13-metre swimming pool, spa and cinema facilities, as well as a rooftop extension to create additional amenity and entertainment space. Throughout the process, G&T ensured the preservation of the building's historic fabric, coordinating with heritage consultants and contractors to maintain the property's architectural integrity.

Outcome

The successful transformation of 33 Portland Place has resulted in a residence that seamlessly blends historical elegance with modern luxury. G&T's comprehensive management ensured the project was delivered on time and within budget, achieving a harmonious balance between preservation and innovation.
