Challenge
The redevelopment of a constrained City of London site requires demolition of an existing 11-storey building alongside the management of asbestos, live utilities and complex logistics within a busy public realm. The project also needs to protect occupied neighbouring properties, listed heritage assets and nearby London Underground and Crossrail infrastructure. With extensive interfaces and limited working space, careful coordination of design and construction risk is essential to support safe demolition, redevelopment and future operation of the site.
Solution
G&T is the appointed Principal Designer under the Construction (Design and Management) Regulations 2015, providing detailed Pre-Construction Information, design risk management and health and safety coordination. Our team is developing and maintaining the Hazard Elimination & Management Schedule, coordinating stakeholder requirements and advising on CDM strategy, construction risk planning and hazard mitigation. This structured approach is helping identify and address hazards early, while supporting the project team in managing interfaces with neighbouring buildings, heritage assets, transport infrastructure and the surrounding public realm.
Outcome
The project will deliver a new 23-storey commercial office tower, retaining and reconfiguring the existing two-storey basement and refurbishing adjoining properties, including the Grade II Listed Victorian bath house. G&T’s Principal Designer input is helping reduce construction and operational risk by embedding health and safety considerations into design decisions and coordinating key hazards throughout pre-construction. This is supporting safer delivery while also considering the building’s future operation, maintenance and interaction with its complex surroundings.
