Challenge

The project at 65 Gresham Street represents one of the City of London’s most ambitious retrofit and building reuse schemes, involving the transformation of over 36,800m² of office, retail and ancillary space. The primary challenge was to significantly extend and modernise the building while preserving much of the existing structure, in order to minimise environmental impact. With the client targeting a net zero carbon building with no offsets, achieving a BREEAM 'Outstanding' rating and delivering extensive sustainability credentials within a constrained urban site presented considerable complexity.

Solution

G&T is providing Project Management and Employer’s Agent services to support the delivery of this technically demanding retrofit. The scheme retains over 70% of the existing structure and introduces substantial structural alterations, including a new four-storey extension and a combination of retained and new façades. We have helped coordinate efforts to recycle or reuse 95% of materials on site, with the project targeting a 66% reduction in whole life carbon. Our team has also overseen the integration of innovative sustainability measures, including new inset balconies and terraces on every floor, and the transformation of a former vehicle ramp into a cycle-friendly entrance with high-quality end-of-journey facilities.

Outcome

65 Gresham Street will offer a futureproofed, net zero carbon workplace across basement, lower ground, ground and eight upper floors. The extensive reuse of structural elements and materials not only reduces embodied carbon but also supports the client's wider ESG objectives. With G&T's expertise helping to steer the project towards BREEAM 'Outstanding' accreditation, the development is set to deliver a sustainable, high-performance office environment that responds to modern tenant expectations and urban sustainability goals.
