Challenge
Manchester Metropolitan University (MMU) aimed to consolidate its estate from seven sites to two, necessitating the development of a new campus that would accommodate the Faculty of Education and the Faculty of Health, Psychology and Social Care. The challenge was to transform a 12-acre brownfield site in Hulme into a state-of-the-art educational facility that met ambitious sustainability goals, including achieving Zero Carbon, Zero Waste, and Zero Water (3Z) status. Additionally, the project needed to foster community engagement and contribute positively to the regeneration of the surrounding area.
Solution
G&T provided Cost Management, Project Management and Life Cycle Costing services for the development. Collaborating with architects Sheppard Robson and landscape architects Gillespies, we oversaw the construction of a 20,000m² academic building, student accommodation, an energy centre, and extensive public realm enhancements. The campus was designed with sustainability at its core, achieving BREEAM 'Outstanding' for the multi-residential elements and 'Excellent' for the academic building. Features included energy-efficient systems, rainwater harvesting, and green spaces accessible to both students and the local community.
Outcome
The Birley Fields Campus stands as a landmark example of sustainable urban development. It has provided MMU with a modern, efficient, and environmentally responsible facility that supports interdisciplinary learning and research. The campus has also played a significant role in the regeneration of Hulme, offering public spaces, community facilities, and fostering stronger ties between the university and local residents. G&T's comprehensive management ensured the project was delivered on time and within budget, aligning with MMU's strategic objectives and sustainability commitments.
