Challenge
The site, previously occupied by a car dealership and maintenance facilities, required extensive demolition, ground clearance and contamination removal before redevelopment could begin. The land was split between two concurrent developments: McCarthy & Stone’s 66 retirement apartments on one half, and Care UK’s 80-bed care home on the other. The two schemes had to be closely co‑ordinated, with both contractors working together to align construction activity and discharge shared planning conditions.
Solution
Although not involved from the outset, G&T was appointed by the equity funder of the care home during the advanced stages of construction to provide Development Monitoring services. Our immediate priority was to undertake a rapid but thorough review of the entire project - covering cost, programme and documentation - to provide the funder with an accurate and up-to-date understanding of the scheme. This enabled timely release of funds, ensuring valuation payments were made promptly and the contractor’s cashflow remained uninterrupted. Our prior experience working with the developer and design team allowed us to get up to speed quickly and effectively support the project through to completion.
Outcome
The care home has been successfully delivered in accordance with Care Quality Commission (CQC) standards, forming part of a wider residential-led scheme supporting later living. G&T’s input ensured that funding milestones were met and delivery risk was minimised, helping to complete a high-quality healthcare development that responds to local community needs.
