Challenge
Central Foundation Girls’ School, a historic institution dating back to 1697, required expansion of its Aspire sixth form building to meet increasing demand while operating within a constrained inner city site near Mile End. The project needed to deliver new teaching facilities alongside wider estate improvements, including enhanced external and roof terrace spaces, all while managing delayed site possession and maintaining careful control over cost, programme and logistics.
Solution
Appointed from feasibility, G&T provided Cost Management services through RIBA Stages 0 to 3, including cost planning, procurement via a single stage tender and preparation of contract documentation, helping to establish cost certainty and a clear delivery strategy. Following contractor appointment, we continued as cost manager and employer’s agent, overseeing valuations, reporting, progress meetings and change control, while supporting delivery of a three-storey extension with new classrooms and facilities, alongside landscaping and roof terrace enhancements shaped in part by student input.
Outcome
The scheme will provide modern, high quality sixth form accommodation and improved external environments, enhancing both learning and social spaces within a compact urban campus. Through its dual role, G&T has enabled strong commercial management and governance from inception to construction, supporting effective decision making, risk management and value protection, while helping the project progress towards a BREEAM 'Excellent' rating.
