Challenge

The project involves redeveloping circa 50% of the Fairbanks Studio site, the home of the Eastenders production, to deliver new, state-of-the-art studio facilities while the long-running television series continues filming. This presents a complex logistical challenge: existing buildings must be demolished and rebuilt without disrupting daily production schedules, which operate to tight turnaround times. Construction must also be carefully sequenced within a confined site with limited access and shared infrastructure, while the ageing buildings add further risk during demolition due to legacy systems and hidden conditions.

Solution

G&T is providing Project Management and Employer's Agent services from the outset, leading the design team and developing strategic programmes and procurement strategies that are specifically tailored to the demands of a live broadcast environment. The works will be carefully phased to ensure continuity of production, with temporary works and protective measures integrated to isolate the construction zone from operational studio areas. The design also prioritises sustainability and architectural quality, aiming to achieve significant environmental performance targets and improve the overall campus experience.

Outcome

The redevelopment will deliver a modern, future-proofed studio complex that enhances the site's production capabilities and reinforces the UK’s position as a global leader in the creative industries. The new facilities will be designed to the highest technical and environmental standards, providing flexible, high-performance spaces that support both current and future broadcasting needs. By managing detailed coordination between design, engineering, logistics, and delivery partners, G&T is helping to mitigate risk, preserve schedule integrity, and maintain the safety and efficiency of all site users.
