Challenge
The project involved transforming a Grade II Listed former lead and glass works factory into high-quality Grade A commercial space. The scheme combined the sensitive restoration of the historic building with the construction of a new-build infill structure, linked to the original fabric via glazed bridges. Delivering a commercially viable, modern workspace while preserving intricate heritage features—such as original stonework, exposed steel columns and beams—required meticulous planning, careful phasing, and specialist craftsmanship.
Solution
G&T provided Cost Management services throughout the project, carefully managing a detailed list of provisional sums for the extensive and intricate restoration works. This included close coordination with specialist contractors to ensure the heritage elements were restored to the highest standard while keeping the project within budget. The team worked collaboratively with the design and construction partners to integrate modern building systems seamlessly into the historic fabric and ensure the new-build elements complemented the original architecture.
Outcome
The completed development successfully delivered a striking combination of historic character and contemporary Grade A commercial space. The restored stonework, exposed steel columns and beams now sit alongside stepped terraces, cycle facilities and a central glazed atrium designed for events. The project not only safeguarded a significant piece of industrial heritage but also created a unique and sustainable workplace that enhances the local area’s commercial offering.
