Challenge
Fora sought to convert 6-8 Greencoat Place—a former Victorian warehouse, storerooms, and food halls for the Army & Navy Store in London's Victoria—into a premium coworking space. The challenge was to preserve the building's rich architectural heritage while integrating modern amenities and flexible workspaces across six floors, encompassing 32,000 sq ft. This required a delicate balance between maintaining original features and meeting contemporary workspace demands.
Solution
G&T was appointed to support Fora through the final stages of lease negotiations and to oversee the full Category B design and project delivery. Collaborating closely with Fora's internal design team and the nominated design & build contractor, we ensured that the refurbishment retained key historical elements such as vaulted ceilings, cast-iron columns, and steel doors. Simultaneously, the space was equipped with modern facilities, including meeting rooms, open-plan offices, wellness studios, and breakout areas, creating a harmonious blend of old and new.
Outcome
The completed project at Greencoat Place now offers a vibrant and characterful coworking environment that respects its historical context while providing state-of-the-art amenities. The sensitive restoration and modernisation have resulted in a workspace that fosters productivity and well-being, aligning with Fora's vision for premium flexible workspaces.
