Challenge

The Gasholders project in King's Cross involved the ambitious transformation of three Grade II Listed, cast-iron gasholder guide frames dating back to 1867. The challenge was to repurpose these iconic industrial structures into high-quality residential buildings, preserving their historical significance while meeting modern living standards. This required meticulous restoration, structural reinforcement, and integration of contemporary amenities within the constraints of the existing heritage framework.

Solution

G&T provided Cost Management services for the development, overseeing the construction of 145 luxury apartments and penthouses within the refurbished gasholder frames. The project, designed by WilkinsonEyre, featured three cylindrical residential buildings of varying heights, encased within the original iron structures. We managed the two-stage design and build procurement process under the King's Cross contractor framework, ensuring financial control and value throughout the project. 

Outcome

Completed in 2018, Gasholders London stands as a testament to innovative adaptive reuse, seamlessly blending industrial heritage with contemporary design. The development has received multiple accolades, including the RIBA London Award 2018 and RIBA National Award 2018, recognising its architectural excellence. G&T's cost management expertise was instrumental in delivering this landmark project, contributing to the successful regeneration of the King's Cross area.
