Challenge

The ambition was to create a 1 million sq ft, 11-storey building for occupation by Google that embodied the company's values of innovation, sustainability, and employee wellbeing. Designed to integrate seamlessly into the evolving urban fabric of King's Cross, the project also aimed to contribute to the Knowledge Quarter and meet exacting standards for both design and environmental performance.

Solution

G&T provided Cost Management, Contract Administration, Facilities & Asset Management Advisory and Life Cycle Costing services throughout the development. Working closely with architects Heatherwick Studio, Bjarke Ingels Group and BDP, we ensured that the building—featuring natural materials sourced through Google's healthy materials programme—was delivered within budget and aligned with long-term operational efficiency goals. The building's innovative design includes a 'landscraper' form stretching 330 metres, with features such as landscaped roof terraces, a running track and a swimming pool, all contributing to a dynamic and sustainable workplace.

Outcome

Upon completion, the new headquarters will anchor Google's London campus, which includes existing buildings at 6 Pancras Square and an additional third building, accommodating up to 7,000 employees. The development contributes significantly to the King's Cross Knowledge Quarter, reinforcing the area's status as a hub for innovation and creativity. G&T's service delivery ensured the successful delivery of a landmark project that balances architectural ambition with operational excellence.
