Challenge
Located beside Manchester’s historic Bridgewater Canal, the 1997-built office at Havelock had become outdated and inefficient. The client, Credit Suisse/UBS, sought to reposition the building as a high-quality, sustainable workplace that would appeal to modern occupiers. The challenge was to deliver a deep retrofit that met contemporary environmental standards while retaining the existing structure to minimise embodied carbon.
Solution
G&T provided Cost Management services throughout the project. The building was stripped back to its original concrete frame, with two new floors added to increase capacity. A new façade was installed, and a comprehensive internal fit-out was undertaken to create Grade A office space. The refurbishment focused on sustainability, achieving BREEAM 'Outstanding' and an EPC A rating, making it a leading example of sustainable building reuse in Manchester.
Outcome
Havelock now offers high-quality, sustainable office space that meets modern occupier expectations. The project achieved significant carbon reductions by retaining the existing structure and incorporating energy-efficient systems.
