Challenge
Located in a desirable West London setting, this large-scale residential development was designed to deliver over 900 homes across six phases, including a mix of private apartments, premium units, townhouses and affordable homes. The complexity of the scheme—comprising varied tenures, high-spec finishes, a single-level basement, and a central energy centre—required a carefully phased delivery strategy. Maintaining programme and cost control while managing a live site over multiple contract packages added further challenges.
Solution
G&T provided Cost Management, Project Management and Employer's Agent services across the phased delivery of the development. Phases 1 and 2, along with the Clubhouse, were procured using a two-stage design and build approach. For Phase 2, the enabling works and frame contracts were let separately to drive programme acceleration and cost certainty and early procurement of the façade, bathroom pods, lifts, wardrobes, and kitchens helped control the high quality product. We worked closely with the client and wider project team to ensure the procurement strategy supported buildability and phased handovers, while also coordinating delivery of shared infrastructure such as the basement car park and energy centre.
Outcome
Phases 1 and 2 of the development, including the high-quality Clubhouse amenity space, have now been successfully completed. These milestones have set the tone for the remainder of the masterplan, delivering premium residences with efficient use of space, strong architectural identity and robust delivery strategies. G&T’s leadership across procurement and contract management has helped maintain momentum and confidence as later phases progress toward completion.
