Challenge
Northcliffe House, the former headquarters of the Daily Mail, is a Grade II Listed Art Deco building situated in London's historic Fleet Street. The challenge was to transform this 1920s structure into a modern, sustainable office space that meets contemporary workplace standards while preserving its architectural heritage. The project aimed to increase net lettable space, enhance amenities and achieve high sustainability certifications, all within the constraints of a Listed building.
Solution
G&T provided Cost Management and Employer's Agent services throughout the refurbishment. The project involved extending the top two floors, adding 9,000 sq ft of green space through landscaped roof terraces and reconfiguring the internal atrium. The building's façade was cleaned and repaired, and internal services were renewed. A whole-life carbon analysis guided the decision to retain the existing structure and façade, significantly reducing embodied carbon and aligning with RIBA's 2030 targets. The refurbishment also included the installation of scenic lifts, enhanced commuter facilities with 345 cycle spaces and e-charging points, and the integration of sustainable technologies such as air source heat pumps and PV panels.
Outcome
Completed in 2023, Northcliffe House now offers 186,700 sq ft of high-quality office space that blends historic charm with modern sustainability. The project achieved BREEAM Outstanding certification, placing it among the top 1% of refurbished buildings. The revitalised building features flexible workspaces, hospitality-themed reception areas, and extensive green amenities, including tiered roof terraces and a reimagined atrium. G&T's expertise ensured the successful delivery of a complex refurbishment that respects the building's heritage while meeting the demands of today's occupiers.
