Challenge
The project involved delivering a high-quality commercial building on a prominent island site directly opposite Cambridge North Station. During the post-tender stage, the scope was expanded to include an enlarged basement to provide car parking as well as cycle parking. This change required re-engineering of the below-ground works and careful planning to manage the complex below-ground services diversions necessary to accommodate the extended basement, all while minimising disruption to station users.
Solution
G&T provided Cost Management services, working closely with the client to progress the basement design changes after tender. The team led negotiations with the contractor to incorporate the additional works into the contract while safeguarding programme and cost certainty. Our collaborative approach ensured that design, engineering and procurement adjustments were seamlessly integrated, maintaining quality standards and managing the logistical challenges of working adjacent to a busy transport hub.
Outcome
The completed development delivers a modern, sustainable workspace with a generous roof terrace and basement parking, alongside end-of-journey facilities for around 300 cycles. The enlarged basement has been fully integrated into the design, enhancing user convenience and future-proofing the building’s amenities, while the project’s delivery approach ensured minimal disruption to the neighbouring station and local community.
