Challenge
Glasgow City Council embarked on a £250 million regeneration of the Sighthill Transformational Regeneration Area, converting 50 ha of contaminated land into serviced development platforms for around 650 homes, along with community amenities and improved infrastructure. The key challenges included extensive land remediation, demolition of former tower blocks, and the need to integrate new connections—such as sustainable drainage systems, roadworks, pedestrian access, and green spaces—while preserving community continuity and mitigating environmental constraints.
Solution
G&T provided Cost Management and Project Management services under an NEC3 contract framework. Our team developed a strategic procurement and programme sequence closely coordinating with Glasgow City Council’s demolition timetable and land release phases. By splitting the work into three distinct sequential contracts and enforcing rigorous cost control, we ensured efficient delivery of enabling works, drainage infrastructure, utilities and public realm enhancements that formed the foundations for future residential and community development.
Outcome
Construction is well underway, with key remediation, infrastructure, road and park elements progressing as planned. Once fully delivered, Sighthill will be re-established as a thriving, sustainable district featuring new homes, a community campus, green corridors and pedestrian amenities. G&T’s ongoing programme and cost management continue to underpin the development, safeguarding delivery confidence and enabling further regeneration phases.
