Challenge
The Soho Place development, situated above the new Tottenham Court Road Elizabeth Line station, aimed to revitalise a prominent corner of Oxford Street and Charing Cross Road. The project encompassed the creation of 285,000 sq ft of mixed-use space, including Grade A offices, premium retail units, and a 600-seat theatre—the first new West End theatre in half a century. The challenge lay in constructing over an active transport interchange, necessitating complex structural and acoustic solutions to ensure the theatre's performance quality amidst the vibrations and noise of the underlying station.
Solution
G&T provided Project Management services throughout the development. Collaborating with Derwent London, architects Allford Hall Monaghan Morris, and structural engineers Arup, we coordinated the intricate construction process. The theatre was designed with advanced acoustic isolation measures, including independent structural systems and magnetite-infused concrete panels, to mitigate noise from the station below. The office spaces achieved BREEAM 'Outstanding' and LEED Gold certifications, featuring sustainable design elements such as solar PV panels, greywater recycling, and extensive cycling facilities.
Outcome
Completed in 2022, Soho Place has become a landmark development in London's West End, seamlessly integrating cultural, commercial, and transport functions. The theatre, operated by Nimax Theatres, has expanded the city's cultural offerings, while the office and retail spaces have attracted prominent tenants, enhancing the area's economic vitality. G&T's project management expertise was instrumental in delivering a complex, multi-faceted development that sets new standards for urban regeneration and sustainable design.
