Challenge

The existing Beehive Centre and neighbouring retail park in Cambridge are dominated by surface-level car parking and single-storey retail.  Railpen is seeking to revitalise the site into a dynamic neighbourhood, delivering mixed-use destinations combining science, innovation, retail, dining and community facilities.

Solution

G&T is providing Project Management services, guiding the redevelopment through each stage of design and planning. We lead a multidisciplinary team—bringing together architects, engineers, transport consultants and landscape specialists—to deliver a coordinated and commercially viable scheme. We are also managing programme and risk while facilitating collaboration between the client, design team and local planning authority. Our role ensures that the proposals for new life science and office space, reconfigured retail, improved access, and enhanced public realm are developed in a phased, integrated way that aligns with the wider ambitions for the site.

Outcome

The outline planning submission proposes a revitalised Beehive Centre with life science and office space, modern retail and café units, community amenities, and nearly three hectares of new public realm. The masterplan reimagines the site as a cohesive destination for both work and leisure, supporting innovation in Cambridge while creating vibrant green spaces and better connectivity to surrounding neighbourhoods.
