Challenge
Landsec aimed to develop a pioneering office scheme in Southwark that would set new standards for sustainability and construction innovation. The goal was to create the UK’s first commercial building to achieve net zero carbon in both construction and operation, aligning with the UK Green Building Council’s framework. This ambitious target required a radical departure from traditional construction methods, focusing on reducing embodied carbon, improving efficiency, and enhancing sustainability.
Solution
G&T provided Cost Management services throughout the project. Collaborating with Bryden Wood and other stakeholders, we supported the implementation of a platform approach to Design for Manufacture and Assembly (P-DfMA). This innovative method utilised a 'kit of parts' system, allowing for offsite fabrication of components, which reduced waste and improved quality control. The design incorporated passive strategies and 100% electric systems powered by renewable energy, contributing to significant reductions in both embodied and operational carbon.
Outcome
Completed in 2022, The Forge stands as a landmark achievement in sustainable construction, delivering 139,000 sq ft of Grade A office space across two buildings. The project achieved a 25% reduction in upfront embodied carbon emissions compared to a typical build, and is powered entirely by renewable electricity. G&T’s expertise in cost management was instrumental in realising this groundbreaking development, setting a new benchmark for net zero carbon buildings in the UK.
