Challenge
The Smith, a nine-storey Portland stone building constructed between 1913 and 1915 as the British American Tobacco headquarters, is within the Smith Square Conservation Area near the Palace of Westminster. Despite not being Listed, the building holds architectural merit. Over time, corrosion of the embedded steel frame led to structural deterioration, necessitating a comprehensive redevelopment. The challenge was to sensitively dismantle and reconstruct the historic façade while delivering a modern, sustainable office building that aligns with the client's aspirations for a 100-year design life and net zero carbon in operation.
Solution
G&T provided Project Management and Employer's Agent services, overseeing the careful dismantling and storage of the original Portland stone façade for later reconstruction. Collaborating with Make Architects, the project team designed a new nine-storey office building with two basement levels, featuring a central atrium to enhance natural light, terraces on the upper floors and a biodiverse roof garden. Sustainable design measures include an all-electric energy system powered by air source heat pumps, rainwater and greywater recycling and mixed-mode ventilation. The building targets BREEAM Outstanding, WELL Platinum and a NABERS 5-star rating.
Outcome
Upon completion, The Smith will offer approximately 130,000 sq ft of premium, flexible workspace that respects its historical context while meeting contemporary sustainability standards. The reconstructed façade will preserve the building's heritage character, while the modern interior will provide high-quality amenities for occupants. G&T's comprehensive project management has been instrumental in balancing the preservation of architectural heritage with the delivery of a future-proof, environmentally responsible office development in the heart of Westminster.
