Challenge
The Spireworks project in Oxford involved repurposing a former food store into high-quality student accommodation. The challenge was refurbishing the existing retail space and constructing three additional storeys above, all while managing the complexities of asbestos removal and ensuring minimal disruption to the surrounding area. The development needed to provide 137 studio rooms with modern amenities to meet the city's growing demand for student housing.
Solution
G&T provided Cost Management and Employer’s Agent services throughout the project. The existing food store was vacated early to facilitate asbestos removal and the construction of new foundations and structural frame. The food store was refitted and reopened upon completion of the new build elements. The student accommodation features a gym, games room, lounge areas, laundry room, yoga room and landscaped terraces. Secure cycle storage was also incorporated to encourage sustainable travel among residents.
Outcome
The Spireworks successfully transformed an underutilised retail space into a vibrant student residence, enhancing the local community and providing much-needed accommodation in Oxford. G&T's expertise ensured the project was delivered efficiently, meeting both the client's objectives and the expectations of future residents. The development stands as a testament to adaptive reuse and sustainable urban regeneration.
