Challenge
The project entailed the transformation of three interconnected 19th-century buildings in central Manchester, including a Grade II Listed former cotton mill, into a modern 160-room aparthotel. The primary challenge was to sensitively refurbish these historic structures, preserving their architectural integrity while introducing contemporary amenities to meet the expectations of today's travellers and professionals. Additionally, the site's urban location, bounded by Princess Street, Whitworth Street, and the Rochdale Canal, presented logistical complexities for construction activities.
Solution
G&T provided Cost and Project Management services throughout the 45-week programme. Collaborating closely with architects Grzywinski+Pons and Leach Rhodes Walker, we oversaw the complete strip-out of existing interiors, structural alterations to accommodate additional apartments, and the integration of modern mechanical and electrical systems. The design celebrated the buildings' industrial past by retaining original features such as exposed brickwork and factory windows, complemented by contemporary finishes and furnishings. G&T's meticulous planning and coordination ensured that construction activities were executed efficiently, with minimal disruption to the surrounding area.
Outcome
The successful completion of Whitworth Locke has resulted in a dynamic space that seamlessly blends historical character with modern functionality. The aparthotel offers 160 uniquely designed apartments, a central glass atrium housing communal areas, a bar, café, lounge, restaurant, gym, and co-working spaces. This project not only revitalised a significant heritage site but also contributed to Manchester's urban regeneration, providing a welcoming environment for both visitors and the local community. G&T's strategic oversight was instrumental in delivering a project that honours the city's rich industrial legacy while catering to contemporary needs.
