Challenge

MEPC aimed to establish 11 & 12 Wellington Place as the most energy-efficient office development in Leeds, setting a new standard for sustainable commercial buildings outside London. The project sought to achieve BREEAM Outstanding and EPC A ratings, alongside a NABERS UK Design Reviewed Target Rating of Five Stars. Balancing these ambitious environmental goals with commercial viability and tenant appeal presented a significant challenge.

Solution

G&T provided Cost Management, Employer's Agent, and Construction & Property Tax Advice services, guiding the project from inception to completion. Collaborating closely with MEPC and the design team, we ensured that sustainability objectives were integrated without compromising budget or programme. The building features a fully electric design, eliminating on-site fossil fuel use, and incorporates smart building technologies, extensive cycling facilities and renewable energy sources. Our expertise facilitated the project's participation in the Design for Performance initiative, making it the first Pioneer Project in Yorkshire .

Outcome

11 & 12 Wellington Place successfully achieved its sustainability targets, including BREEAM Outstanding and an EPC A rating. It became the first building outside London to attain a NABERS UK Design Reviewed Target Rating of Five Stars, forecasting annual savings of 407 tonnes of CO₂. The development has been recognised with multiple awards, such as ESG New Build Project of the Year and Sustainable Development of the Year, affirming its status as a national exemplar in sustainable office design.
