Olympia Unveils Major New Openings as Regeneration Reaches Key Milestone

A major milestone in Olympia’s transformation has been reached with the opening of its new rooftop destination under a striking glass Canopy, featuring a curated collection of restaurants, bars and social spaces alongside a new 3,800-capacity live music venue, British Airways ARC, operated by AEG Presents.

Originally opened 140 years ago, Olympia has long been home to world-renowned exhibitions and events. The historic destination has now entered a new era, combining its celebrated heritage halls with a collection of new venues, hotels, public spaces and commercial facilities designed to attract visitors from across London, the UK and around the world.

Gardiner & Theobald has supported the delivery of the £1.3 billion regeneration programme that is reshaping Olympia into a major new destination for culture, entertainment, hospitality and business through the provision of Cost Management, Project Management, Employer’s Agent, Principal Designer & CDM Consultancy services.

The wider development also includes two new hotels opening this summer - the 204-room Hyatt Regency London Olympia and the 146-room citizenM London Olympia.

Extensive new public realm has also been created across the estate, with some areas already open to the public, providing 2.5 acres of publicly accessible space. Highlights include the rooftop Canopy and Square, and Emberton Walk - home to the Canvas, an 83-metre-long digital screen designed to host immersive art installations, live content and large-scale activations. The pedestrianised Olympia Way will open later this year.

Marking a significant addition to the city’s cultural and entertainment landscape, the 1,575-seat British Airways Theatre, will open in 2027 as London’s largest permanent new theatre to be built in over 50 years, marking the completion of Olympia’s redevelopment.

The regeneration also delivers significant commercial space through One Olympia, a 550,000 sq ft office building which will accommodate a range of occupiers, including Premier League Studios, alongside an International Convention Centre and premium hospitality facilities.

Michael Volkert, CEO of Olympia Estates, said: “This series of incredible summer openings marks the beginning of an exciting chapter for Olympia, highlighting its evolution into a dynamic new destination where our guests will be able to experience the best of London’s culture, entertainment and hospitality. With so much to discover, we cannot wait to welcome visitors from the capital, the UK and all over the world to explore everything that Olympia has to offer.”

Michael Tilley, partner at G&T, said: “The transformation of Olympia represents one of the most significant regeneration projects in London over recent years. It has been a privilege for me to have led the Cost Management team throughout the development of this landmark project since 2018, helping to bring together world-class entertainment, hospitality, commercial, and public spaces while respecting the rich heritage of the estate. The latest openings mark an important milestone in Olympia’s evolution and create a vibrant new destination that will benefit visitors, businesses and the wider London economy for years to come.”

Hugo Bradbury, partner at G&T, said: “Leading the G&T Project Management team responsible for delivering this exceptional and world-leading redevelopment project for Olympia has been an absolute pinnacle of my career and I feel honoured to have been involved in such an incredible transformation of the iconic and Listed Olympia exhibition halls. The redevelopment of Olympia is an entrepreneurial and creative masterpiece that provides incredible new events, cultural, entertainment, educational and hospitality facilities for everyone to enjoy and benefit from.”

Codesigned by Heatherwick Studio and SPPARC for DFI and Yoo Capital, the regeneration is expected to generate more than £600 million annually for the UK economy once fully operational, create 7,000 jobs, attract 3.5 million visitors to its venues and hotels, and support a total annual footfall of around 10 million people. The estate is expected to host approximately 800 events each year.
