From retail cornerstone to sustainable icon

Refurbishing a landmark Mayfair address into a net zero carbon workplace

Challenge

Located at the intersection of New Bond Street and Oxford Street, 80 New Bond Street required a comprehensive transformation to meet contemporary commercial standards while preserving its architectural significance. The project involved refurbishing the existing structure, including partial demolition and removal of the top floor and Dering Street wing, followed by reconstruction with two additional floors. Balancing the integration of modern amenities and sustainability targets within the constraints of the existing building fabric presented a significant challenge.

Solution

G&T provided Cost Management and Construction & Property Tax Advice services throughout the redevelopment. Collaborating with Hines and architects Orms, we oversaw the delivery of 31,000 sq ft of office space with floorplates ranging from 3,000 to 6,500 sq ft, alongside three retail units on the ground and first floors. The project incorporated sustainable design strategies, including the use of low-carbon materials and refurbished floor tiles, aiming to achieve BREEAM 'Excellent' with aspirations for 'Outstanding', as well as WELL 'Platinum Ready' and Wired & Smart Score 'Platinum' certifications. The refurbishment approach was projected to save approximately 800 kg of CO₂ per m², underlining a commitment to offset the next 30 years of operational carbon.

Outcome

Completed in 2023, 80 New Bond Street stands as a benchmark for sustainable redevelopment in London's West End. The project successfully transformed a historic building into a modern, energy-efficient mixed-use development, enhancing the urban fabric of Mayfair. G&T's expertise ensured the project met its financial, environmental, and operational goals, delivering a high-quality workspace that aligns with contemporary sustainability standards.
