Challenge
The Grade I Listed Abbotsford House, the former home of Sir Walter Scott, required comprehensive conservation to its historic fabric—including extensive stonework and roof repairs—while introducing modern amenities for the public. The project also included a new two-storey visitor centre to accommodate a café, shop and exhibition space, all within the sensitive context of the Scottish Borders and adjacent woodland paths.
Solution
G&T provided Cost Management, Cost Planning, Project Management and Principal Designer & CDM Consultancy services. Our team developed cost models, managed tender processes, and established a phased approach that protected the historic structure during restoration. We also oversaw procurement and delivery of the new timber‑framed visitor centre with its sedum green roof, ensuring all works aligned with heritage standards, budget targets, and environmental objectives.
Outcome
The conservation and visitor centre remain on site and progressing to programme and budget. Once complete, the restored Abbotsford House will offer enhanced public access to Sir Walter Scott’s home and collections, while the new visitor centre will provide a modern gateway to the estate. G&T’s multi‑disciplinary oversight ensures a successful blend of heritage preservation and contemporary visitor experience.
