Challenge
Euston Tower, a 36-storey office block from the 1960s, was no longer fit for purpose. Vacant since 2021, it suffered from outdated infrastructure, poor thermal performance, and low floor-to-ceiling heights unsuitable for contemporary office or laboratory use. Located in Camden’s Knowledge Quarter, the ambition was to transform the site into a world-leading centre for science, technology and innovation with a vibrant public realm that better served local communities and businesses.
Solution
G&T has been providing Cost Management and Project Management services since the beginning of the redevelopment. The proposed design retains the building’s central core, basement and foundations, with a new steel frame to improve internal heights and maximise adaptability for science and office use. Following the successful planning application, we are now managing the procurement of early and enabling works packages, including 2.4 km of off-site utility upgrades in advance of the demolition works. The scheme also delivers a reimagined public plaza, extensive terraces, a café and accessible podium-level public use spaces. Sustainability and wellbeing are central, with BREEAM Outstanding and WELL Platinum all targeted.
Outcome
The transformed Euston Tower will be a state-of-the-art, flexible building that meets the needs of modern occupiers and supports the wider Knowledge Quarter ecosystem. The innovative structural approach has already earned a CTBUH Award of Excellence for its pioneering reuse of structural slabs. The project is progressing towards demolition and reconstruction phases, with G&T continuing to lead project and cost management to ensure successful delivery.
