North West Bicester will be a 6,000-home extension to the market town of Bicester, with highly sustainable homes plus workplaces, schools, community facilities and abundant green spaces. The development aims to deliver a truly sustainable, net-zero carbon community while remaining financially viable. A key challenge is reconciling these ambitious environmental targets with the need to include affordable housing—ensuring the scheme meets both social and commercial objectives.
Solution
G&T is providing Cost Management, Project Management, and Principal Designer & CDM Consultancy services to help the client navigate this complex brief. Through detailed cost analysis of various design and installation options, G&T is supporting the identification of viable pathways to achieve net-zero carbon. This includes proposals for Ground Source Heat Pumps, rooftop photovoltaics, a community hub, and significant areas of public open space, including protected woodland—each contributing to the long-term sustainability of the scheme.
Outcome
G&T continues to support the client through the planning and appeal process, facilitating engagement with the local authority to secure agreement on the proposed net-zero carbon measures and affordable housing provision. This collaborative approach is helping to shape a development that is both environmentally responsible and economically sound.
